If you are selling your property, the law requires you to have a Home Information Pack. The intention of this legislation is to improve the buying and selling process.
The HIP will provide reliable information about the property and will help to speed up the conveyancing process and will also reduce the likelihood of a sale falling through. It will also provide important information for both buyers and sellers.
What will be in a HIP?
An Index - Listing all the documents in the HIP.
A Sale Statement - This is basic information like the name of the seller or the address of the property, and if the property is leasehold or freehold, also evidence of Title.
Energy Performance Certificate - The EPC will confirm how energy efficient the property is on a scale of A - G. The most efficient homes would be in band A. The Certificate will include ways to improve the home's energy efficiency to save you money and help the environment.
Official Copies of the Property Register and the Title Plan - These will state if the property is leasehold or freehold, and the number of years remaining on the lease. The title will show the layout of the property.
The Local Authority Search and the Water and Drainage Searches - These will tell you if planning permissions have been granted and many other things. Also it will tell you if the drains and water supply are connected to the public mains systems.
Property Questionnaire - This form should include several information, such as guarantees, notices, boundaries, changes to the property and planning and building control matters and more.
Home Contents Form or Fixtures Fittings and Contents Form - These forms will list items that are included or excluded from the sale.
Other Documents - A number of other helpful documents can be included in the HIP for both leasehold and freehold properties.
